Message of the Nation
Yassine Radi, member of the Constitutional Rally group in the House of Representatives, accused what he described as "real estate lobbies"—without naming them—of "persistently bleeding Moroccans dry by selling very small apartments at exorbitant prices." This came during Monday's session at the House of Representatives, in a question regarding government measures under the "Cities Without Slums" program and social housing support.
Radi stated that "there are real estate companies that, despite benefiting from tax exemptions and receiving land transfers at token prices, sell Moroccans extremely small apartments akin to narrow boxes at inflated prices of around 250,000 MAD (25 million centimes), while their actual cost does not exceed 110,000 MAD (11 million centimes)."
The MP stressed in his question to Fatna El Khiel, Secretary of State to the Minister of National Territory Planning, Land Use, Housing and City Policy, in charge of Housing, the necessity for the ministry to adopt "practical measures" to enable poor and low-income citizens to access decent housing at prices aligned with their purchasing power and dignity.
In her response, the Secretary of State pledged to deliver higher-quality social housing, revealing that the government is working on advanced programs in this regard, which will be included in next year's Finance Bill.
She noted that the "Cities Without Slums" program has reached an 81 percent completion rate, acknowledging the challenges faced by her ministry, particularly regarding the Casablanca-Settat, Kenitra, and Larache axes, before affirming the ministry's determination to permanently eliminate this phenomenon.
In this context, a recent study conducted by the Ministry of National Territory Planning, Land Use, Housing, and City Policy regarding the "Social Housing Program (250,000 MAD and 140,000 MAD categories)" revealed that 63 percent of buyers of social housing priced at 250,000 MAD were moderately satisfied with quality, while 26 percent expressed dissatisfaction, and only 11 percent considered it good.
Regarding housing priced at 140,000 MAD, the same study indicated that 28 percent of buyers were "dissatisfied with this housing," compared to 72 percent who stated they were moderately satisfied.
